What the floors are like here

Chicago jobs are shaped by old wood framing, cold winters and downtown buildings with firm rules.

Much of Chicago housing, from two-flats to the brick bungalows built between roughly 1910 and 1940, has wood joists and plank subfloors that move more than tile likes. Before a new bathroom or kitchen floor goes down we check deflection, add plywood where needed and use an uncoupling membrane so seasonal movement does not crack grout.

Winter matters too. Mortar and grout cure slowly in cold rooms, and unheated basements and enclosed porches can drop below what the products allow. We check room temperature, bring materials in ahead of time and adjust the schedule so nothing is grouted too early.

Downtown, the work moves into high-rise condos and offices in the Loop, River North and Streeterville, where elevator reservations, insurance certificates and fixed working hours are standard.

  • Joist and subfloor stiffening under tile
  • Uncoupling membranes over plank floors
  • Materials kept warm through winter
  • Cure times adjusted for cold rooms
  • Elevator booking with condo management
  • Evening work for Loop offices

Working in Chicago

How do you handle parking and loading in Chicago?

For bungalows and two-flats we usually use the alley and bring materials in through the back. For downtown towers we use the loading dock and reserve the service elevator.

Can tile go on a Chicago basement floor?

Often, yes. We check the slab for moisture and cracks, then use a membrane that handles both before setting tile.

Does winter slow down a tile job?

Cold rooms slow curing, so we may add a day for mortar and grout. We will tell you up front if the room needs to be kept heated.

Do you charge for the estimate in Chicago?

No. Measurements and the estimate are free, and we point out any subfloor work the job needs.

Is tile a good idea over old wood floors?

Yes, with the right prep. The floor has to be stiff enough, and an uncoupling membrane between wood and tile protects the finish from movement.

We also work in

Tile installation, bathroom and shower tile, and tile removal in every city we serve.
