New York jobs are shaped by old buildings, tight access and strict board rules.
Many prewar bathrooms sit on thick mortar beds poured decades ago, often over old cast-iron drains. Removing them is heavy work, and what we find underneath decides the schedule: sometimes a sound slab, sometimes joists that need sistering before new tile can go down. We open up, show you what is there, and price the repair before going further.
Co-op and condo boards usually require an alteration agreement, a certificate of insurance and set working hours, and many limit wet work and demolition to weekdays. We send the paperwork early, book the service elevator and plan deliveries of tile and mortar around the building schedule.
Space is the other factor. Walk-ups mean carrying every bag of thinset by hand, and small bathrooms leave little room for cutting, so we often set up the wet saw in a protected corner or outside where the building allows it.
